As the Runnymede Corporation’s President, Andrew Fine has been active in commercial real estate in the Hampton Roads area since 1962. He received his BA from Brown University and graduated from University of Virginia Law School in 1962. He practiced law in the family law firm until 1984 when he joined The Runnymede Corporation as President. He has an extensive background in business development and has numerous community affiliations. He was First Citizen of Virginia Beach in 1990 and served as Co-Chairman of the Virginia Beach Labor Day Coordinating Committee. He was a Founding Director of both Commerce Bank and TowneBank and serves on the Board. He was the Rector at Eastern Virginia Medical School and is now a Chairman of the medical school’s capital campaign. Mr. Fine served as a commissioner and Vice Chairman of the Virginia Beach Development Authority, as a Founding Director and Chairman of the Virginia Beach Foundation, a Founding Director of Virginia Beach Vision, as well as a founder and former Chairman of Cape Henry Collegiate School. He led the effort to save and restore the Dewitt cottage (now the Atlantic Wildfowl Museum). He was chairman of the fundraising campaign to save the Attucks Theatre in Norfolk. He is a cofounder of Lynnhaven River NOW and served on the Virginia Beach Green Ribbon Committee. He served the Chrysler Museum of Art as a Chairman and Director, was Co-Chair of Art of Glass I and II, and served as a board member for WHRO Public Telecommunications and the Hampton Roads Community Foundation. At present, he is the Founding Director and Chairman of Public Art, Virginia Beach Foundation and is a chairman of the Virginia Beach ViBe, Creative District.
Morris Fine has been an active member of The Runnymede Corporation’s executive team since 1956. He is a graduate of the University of Virginia; and has been practicing law in Virginia since 1955. Mr. Fine routinely appears in all Courts in South Hampton Roads on a wide variety of issues ranging from land use and development, business development and planning, estate matters and all aspects of civil litigation.
He served as Chairman of the Board of the Virginia Institute of Marine Science (1978-82), President of the Virginia Marine Science Museum (now the Virginia Aquarium), and was President and Trustee of the Virginia Beach Foundation (1984-2006). He has also served as President of the Virginia Beach Library Foundation and serves on the board of the Virginia Beach Rescue Squad Foundation.
He is a member of the Virginia Beach Bar Association; the Virginia Trial Lawyers Association (Director, 1960-1992); Chairman, Virginia Family Law Committee, (1986); and the Association of Trial Lawyers of America. He also served in the U.S. Navy Judge Advocate General’s Corps to 1956.
In 2015, he received the ninth annual Barron F. Black Community Builder award from the Hampton Roads Community Foundation. The award honors a Hampton Roads professional adviser for outstanding community service, support of philanthropy and dedication to improving life in the region.
Rob has worked at Runnymede in one fashion or another since he was sixteen, taking breaks to study History at Georgetown University and Business at Old Dominion University along the way. His experience runs the gamut from Property Maintenance to Capital Investment with a little Construction in between. Rob thoroughly enjoys being a part of a growing family business that sincerely cares as much about the Community it serves as it does itself. A graduate of the Indiana University of Pennsylvania, Mr. Frederick has been involved in all aspects of finance, accounting, and systems development for more than thirty years. Originally from Punxsutawney, Pa., he had worked in banking, mining, and construction prior to taking a position with a real estate developer in the Northern Virginia / Washington D.C. market in the mid 1980’s. He and his family relocated to Hampton Roads in 1994 where he lives in the Croatan section of Virginia Beach with his wife Linda. They have two grown daughters and granddaughter. He is active in local philanthropy as a current board member of The Noblemen and the Rotary Club of Hampton Roads Foundation. He is also currently serving on the executive committee of Hampton Roads Economic Development Alliance. Other affiliations include AICPA; VSCPA(Tidewater); and HRACRE.
A graduate of St. John Fisher College in Rochester, New York, Mrs. Hines has over 25 years of extensive experience in finance, accounting, audit, and information systems. She worked in a regional Rochester CPA firm focusing on reviews, audits, tax, estate planning, and fraud engagements before transitioning to private industry. Michelle has worked in various industries including retail, international vessel and logistics management, healthcare, architectural, engineering, investment banking, construction, property management, and commercial aviation services. Her family relocated to Virginia Beach in 2006. She has a son living abroad in Japan. Michelle is serving as the Chief Financial Officer for The Runnymede Corporation and is responsible for the strategic financial planning and budget process, debt and equity management, overseeing accounting and financial reporting of results to owners and ensuring internal controls. She has served on various boards as Treasurer of 501©3 organizations and homeowner associations. Michelle has been a member of the Tidewater Institute of Internal Auditors and Virginia Society of CPAs and holds a Six Sigma certification.
Mike Fine graduated from Norfolk Academy with Honors in 2000, got his BS at Hampden-Sydney College in 2004, and later earned a Masters from Old Dominion University in 2010. Professionally Mike gained experience while working as an appraiser with Soscia and Co. and has been with Runnymede since 2013. Currently Mike works in sales, leasing, and property management. Mike's community work includes numerous charities and non-profits. Mike is currently serving on the Virginia Beach CASA board. Mike is married to his high school sweetheart Blair, and they have three children together (Kate, Summer, and Will). Mike has also biked across the country (coast to coast), has completed an Ironman Triathlon, numerous marathons, and finally Mike is a 5-time fantasy football champion.
Matthew Fine has been an active member of the Runnymede Corporation Board of Directors since 1990. He is a graduate of The University of Richmond (BS 1986) and The University of Georgia (MFA 1990).
Matthew has a national reputation for his Cast Glass and Granite sculpture that can be seen in numerous private and public collections. His business activities include developing and managing five storage facilities in Hampton Roads. He also has collaborated with his brother Jeffrey producing two feature films including Art Show Bingo that he co-wrote and directed.
He is a founding Director of Towne Bank Norfolk. He has also served on the boards of The Hope House Foundation, Norfolk State University Foundation, Ohef Sholom Temple, Tidewater Jewish Federation and Foundation and The Elizabeth River Project.
Lynn Amann brings over 30 years of combined operational experience to her role as Director of Operations. Her cumulative career experience in sales, marketing, human resources and administration coupled with her strong leadership and management experience uniquely qualifies her to manage multiple lines of business.
Lynn oversees the Residential, Self-Storage and Administration divisions for Runnymede. She is an active member of the Virginia Apartment Management Association (VAMA), Self-Storage Association (SSA) and Society for Human Resource Management (SHRM).

Shawn Buddenhagen leads our Property Management team with the goal of providing exceptional tenant service and a first-rate portfolio. Shawn knows that providing excellent service is key to a great tenant experience. Starting as a building engineer in 2003, Shawn has continually progressed into new challenging roles and been involved in all aspects of Property Management at Runnymede.
Shawn Buddenhagen also oversees our development, construction, and major capital projects. In this role he has managed the delivery of over 1M SF of tenant space from initial space design to tenant move in.
In Shawn’s free time you can find him running up a mountain or maybe across a state. He stays involved in the local community by coaching youth sports and running a charity that provides bikes for deserving children for the holidays.
Sheri Kimnach grew up in Virginia Beach, Virginia. She began working for The Runnymede Corporation in 2000. More than eighteen years later she is still an active member of the Runnymede team, in her current role as Commercial Property Manager. Sheri enjoys living at the beach, her hobbies include running and biking. Sheri loves spending time with her family and friends and volunteering where needed.
If you have a question about a property, ask Barry. Barry is one of our longest tenured employees and acts as our Property Program Manager. He is in charge of maintenance operations for our commercial portfolio. This involves overseeing the maintenance of our properties and the scheduling of work order and preventative maintenance tasks. In his free time Barry enjoys Corvettes, collecting rare items, and fishing.
After graduating from Old Dominion University with a bachelor’s degree in Finance, Karley began her career with the Runnymede team to serve as the Property Management & Leasing Assistant. Since starting with us, she’s assisted in many aspects of the business such as administration, art exhibition coordination, marketing, tenant services and more. She chose the Virginia Beach area as her new home after graduating and very much enjoys the laid-back beach atmosphere. You’ll find her spending her free time taking her Golden Retriever to Chicks Beach, baking, or traveling to the Northern Virginia area to spend time with her family.
Chris is a maintenance technician on our property management team. He responds to work order calls and maintains his assigned properties in excellent condition. Chris has extensive experience in both commercial and residential maintenance operations. When March Madness rolls around you can find Chris rooting for the Duke Blue Devils.
Kenny is the Assistant Maintenance Supervisor on our property management team. He’s responsible for responding to tenant maintenance requests and overseeing the condition of his assigned properties. Kenny has great rapport with our tenants and provides great tenant service. Kenny spends his free time being a busy dad and cheering for the 49ers.
As Director of Leasing and New Business Development, Gresh focuses primarily on marketing and leasing the Runnymede commercial property portfolio. Additionally, he serves as the brokerage interface for acquisition and disposition of the Runnymede commercial portfolio. Amongst his many other responsibilities, he is also the acting director of the Tenant Representation /Buyer Brokerage lines of business, providing commercial brokerage services to office tenants and medical office tenants in the Hampton Roads region.
Gresh is an experienced commercial agent with a reputation for attention to detail, customer service, and an ethical approach to business. He has over 30 years of experience in the business having previously been employed with Barnes Morris & Pardoe, Arthur Andersen & Co., Divaris Real Estate, Inc. and, most recently, CB Richard Ellis Commercial Real Estate. As a broker, he specialized in office sales & leasing with an emphasis on Landlord/Tenant representation and an emphasis on the medical/healthcare industry. Since 1998, he has been ranked annually by the Hampton Roads Realtors Association as one of the area’s Top Producers.
Gresh is a lifelong resident of the Hampton Roads region. His past clients have included Lingerfelt/Commonwealth Partners, Liberty Property Trust, Continental Capital Corporation, UNUM Life Insurance, and Beco Properties. On the tenant representation side of the business, he is proud to have represented many prestigious regional and local businesses including Cox Communications, Verizon, LifeNet Health, Titan America, and Electronic Systems.
Nate focuses on the asset management, leasing, and development teams to provide quantitative and qualitative support across various phases of the company’s expansive commercial portfolio. Nate also specializes in client representation, lease and sales contract negotiation and market research.
He is involved in local chapters of the Urban Land Institute (ULI), Hampton Roads Association of Commercial Real Estate (HRACRE) and is working on his Certified Commercial Investment Member certification (CCIM). He also sits on the future generations board of the Children’s Hospital for the Kings Daughter (CHKD). Nate is a licensed real estate salesperson in the commonwealth of Virginia.
Prior to joining Runnymede, Nate worked with multifamily developer Greystar Real Estate Partners in Charleston, SC. Nate is a Georgetown University Master’s degree candidate. Nate received his Bachelor of Arts in history & business administration from the University of South Carolina.
In 2015 Hampton Brewer joined The Runnymede Corporation as the Residential District Manager for its Multifamily Division. Hampton brings 34 years combined experience in residential and commercial property management. He began his career as an Apartment Maintenance Technician with F & W Management and then moved on to become a Commercial Maintenance Technician with Pembroke Commercial Realty. In his twenty years at Pembroke Commercial Realty he rapidly advanced from Technician to Maintenance Supervisor. From there he was promoted to Director of Maintenance, Property Manager and ultimately Senior Property Manager for their Multifamily Division. To further his career, he pitched the idea of an association management division to the owners of Pembroke. Based upon reviewing the sales presentation, the owners agreed to open the new division. Hampton went on to design, open and operate a Community Association Management Division for Pembroke Commercial Realty. When they decided to sell the division, Hampton was offered a position with Property Management Associates as a Regional Property Manager, managing both condominium and homeowner associations for over one thousand homes throughout Chesapeake and Virginia Beach.
Hampton’s extensive and diverse experience in multifamily, commercial property management as well as condominium association management allows him to bring a level of excellence to all properties under his direction. He prides himself on providing a quality customer experience.
Since 1988, Debra Edwards, Facility Manager of Witchduck Self Storage, has been providing her tenants with truly exceptional customer service. Debbie genuinely enjoys interacting with people and it shows, as many past and present tenants have been known to stop by the facility just to chat with her.
During Debbie’s 30 years with Runnymede, she has had some standout achievements. She received an Award of Merit from the Virginia Beach Beautification Commission for her exquisite on-premise rose garden and self-maintained grounds, which she devotedly tends to. She also won the Highest Award for Achievement upon completion of the renowned flagship Dale Carnegie course.
In her free time, you can find Debbie doting on and showing her English Bulldog Addison, gardening, or making beautiful works of art out of stained glass. Debbie’s passion, integrity, and dedication exemplify what being part of the Runnymede family is all about.
As the Payroll & Benefits Specialist for The Runnymede Corporation, Marci works to make a stronger, more focused Payroll and Human Resources team.
Marci brings to The Runnymede Corporation over 20 years of experience in the Payroll and HR field and has received the top payroll certification as a Certified Payroll Professional, CPP. Marci has worked in various industries ranging from small local companies to large multi-state corporations including the US territory of Puerto Rico and US Virgin Islands.
Marci also volunteers with a local credit union and is on their Supervisory Committee. She helps to make sure that the Board and Credit Union operates with integrity for their members and community.
Her deep understanding of Payroll and HR is a key driver of success and makes a measurable difference for both staff and our company.
Ashley started at Nags Head Self Storage in 2012 and worked her way to Manager by 2014. Originally from Ohio, Ashley graduated from Ohio University with a bachelor’s degree in Human and Consumer Sciences in 2007. After graduation she decided to move to the beaches of the Outer Banks in North Carolina. Ashley is an active member in the Outer Banks Chamber of Commerce where she was awarded the 2018 Volunteer of the Year award. Ashley also enjoys working with local animal charities to help bring awareness to animal welfare. Nags Head, North Carolina has been Ashley’s home since 2008 where she lives with her fiancé, son and dog.
Sherita Olds-Baker is the Residential Property Manager for Saltmeadow Bay Apartments. Sherita has been with the company for almost 5 years. In this role, she is responsible for overseeing the day-to-day management and operations. Sherita has strong administrative skills, is hardworking, has a great rapport with her residents, and excellent communication skills. She is fully accountable for all day to day property operations, overseeing and enhancing the value of the property. In her free time, she enjoys listening to good music and spending time with her family and friends.
Abby Ryan, Residential Property Manager of Falcon Point Apartment Homes, has been with the property since July 2012. She came to The Runnymede Corp with over 20 years of customer service experience. Abby enjoys working in a small community where she can get to know her residents and their families.
As the Administration Manager for The Runnymede Corporation, Lauren Smead contributes to human resources, marketing, and technology management initiatives, and is often a key player in interdepartmental project work.
Before joining Runnymede, Smead held human resource and project management positions for Securitas and FedEx. Prior to that, she was a General Manager for R/C Theatres, where she worked for twelve formative years and gained much of her operations and management experience. Smead is a strong proponent for the positive work environment, loves being a part of implementation and development processes, and gets great satisfaction out of inventing creative solutions.
A true VB native, Lauren enjoys summers on the beach with her husband, her two children, a few friends, and a cocktail. She also enjoys making up cheesy songs to sing to her dog and kids, and occasionally photoshopping her friends into embarrassing situations for a good laugh.
Mark is the District Operations Manager of our Self Storage Division. A native of Portsmouth Virginia, he began his journey with Runnymede in 2006. Mark now lives in Virginia Beach with his wife and two young children. In his free time, he enjoys Photography, competing in Endurances Races, and spending as much time as possible outdoors with his family, enjoying all that his local community has to offer.
Trent Williams is a Facility Manager at Western Branch Storage. He has worked in Self-Storage for over half a decade, all with Runnymede. In his time with the company, he has helped modernize the rental and access procedures for his tenants. Trent is a strong believer in resolving what is needed and the options at hand so that an informed decision can be reached, in his work and personal life. In his downtime, he enjoys spending time with his friends and growing family.
Zach Fine joined the Runnymede Corporation in 2018 as a special projects accountant, assisting the team with property management. He previously studied at Virginia Tech, receiving his Bachelor’s Degree in Accounting and Information Systems in 2015, as well as ODU, receiving a Master’s in Business Administration in 2017. He is currently studying for the CPA exam. In his free time, Zach enjoys video gaming and traveling to conventions. Zach is a native to Norfolk who hopes to see the Hampton Roads area prosper and grow.
Chen Gao joined Runnymede as a Senior Accountant in May 2018. He monitors and reports the performance of Runnymede’s investment portfolios. He also performs accounting work and financial statement analysis for multiple commercial and self-storage properties.
Chen holds a Master of Science degree in Accounting from Old Dominion University. He is currently studying for the CPA exam.
His interests include reading Sci-Fi books, watching movies and travel.
Jackie joined Runnymede in June 2013 and holds the position of Administrative Assistant. She holds a BS in Business Administration from Virginia Wesleyan College, now known as Virginia Wesleyan University. Within the company she has dabbled in all areas. She is currently a big support role for the Accounting department. Personally, she enjoys playing in adult social leagues playing sports like dodgeball, wiffleball and softball.
Cathy joined The Runnymede Corporation in January 2017 as the Accounting Manager. She holds a Business administration degree and English degree from Virginia Tech, and an MBA degree from East Carolina University. She became a Certified Public Accountant in North Carolina in 1989, and in California in 2009. She has worked for both public accounting firms and closely-held businesses during her accounting career. Cathy enjoys living near the ocean (either Atlantic or Pacific), travel, movies, books, and music, especially live concerts.
Linda has been with the Runnymede Corp for almost 18 years and has been working in some form of Accounting for 45 years. Linda is the mother of 2 grown sons and Gramma to 3 wonderful grandchildren. She enjoys reading, going to the movies and snuggling with her 2 Tuxedo cats, Bootz and Sox.
